There’s strength in numbers

Bayleys Taupo Commercial & Industrial team

Gary Harwood, Lisa Christensen, Lucy Baxter, Ben Westerman; these names are synonymous with commercial and industrial property in the region. They’ve been part of many of the biggest deals around town in the past decade (for Gary, the past two decades).

Cast a stone in Taupo and chances are you’ll hit a building or site that has been sold or leased by the team. Sales like the Stirling Sports and ASB building, the Mainfreight industrial site, countless storage sheds and developments, Postie Plus and Whitcoulls building, Ika Nui motel, and leasing multiple office spaces within the Hub @ Totara, premises within the Lake Taupo Industrial Park or established areas, countless retail spaces within the Taupo CBD, and the new Commercial Hub at Kokomea Park... and those are just from the past few years.

“The largest, dedicated, full-service commercial and industrial team in the region”

The Bayleys Taupo team are the largest, dedicated, full-service commercial and industrial team in the region, offering not just property sales but property management, too, with the help of Ben Westerman and Santie Botha from Westerman Property Solutions. Excluding any of the wider national Bayleys team, they are five times bigger than any other commercial and industrial team in the region.

“Having been in the business for nearly 60 years, we have a wealth of experience across the property management sector and a large number of commercial properties under management around the country”, Ben Westerman, Director of Westerman Property Solutions. “This ranges from large supermarkets to multi-tenanted shopping complexes and small single tenancy industrial units. Our broad understanding and focus of all aspects of Property and Facilities Management helps us remove our owners from the day-to-day management duties and concentrate on key ownership strategies. Both myself and Santie Botha are specialists in the commercial, industrial and retail Property Management sector, and together manage a portfolio around the North Island of approximately NZ$350 million”.

Now, including the national team: from Kerikeri to Invercargill, Bayleys has over 230 specialist commercial and industrial sales and leasing agents who all work as an integrated team. More agents in more locations means greater access to buyers and tenants across the country for our clients. And it doesn’t stop there. Our team has international capabilities, too, with a specialist International Sales team (based in Auckland) and the benefit of a partnership with Knight Frank International, the world’s largest privately owned international property consultancy. Their globally connected network span 57 markets, with our closest connections in the Knight Frank Asia Pacific Group, who have 8,469 people all working collaboratively to find the right buyers.

With this immense international capability in mind, you might be interested to know that Bayleys sells more property to offshore purchasers than any other New Zealand commercial real estate agency. There’s strength in numbers, and our team have the numbers to prove it. Call us now to discuss the options available to achieve the best possible result.

Market Snapshot with Gary Harwood

There has been a high degree of uncertainty in the market over the past six – eight months, with the rising interest rate environment having a dampening effect on market activity in the commercial/industrial property sector New Zealand wide. The Reserve Bank increased the Official Cash Rate (OCR) by 25bps to 5.5% in their last review on Wednesday 24 May, but the good news is they are indicating this may be the last increase in this cycle, predicting that they may start lowering the OCR in late 2024. This forecast by the Reserve Bank will add more certainty to the market with investors being more willing to again become active.

If you are thinking of selling your commercial/industrial property, this could be a good time to do it!
