Over the last couple of months the media have been doing a good job of painting a picture of doom & gloom for the property market in response to the rise in interest rates and other contributing factors.

This is not necessarily the same story that our team are seeing here on the ground in our local Taupo market. To put it in perspective, the graph below shows the average moving median sale price for both houses and sections in Taupo. While you can see a slight easing in the prices of houses recently, it is still significantly higher than where we were sitting before COVID came to town.

Then if you consider the level of investment going into local infrastructure, large commercial & industrial projects, (think power stations, new super markets etc.), combined with a shortage of land and rentals surrounding the Taupo CBD, these factors will all contribute to keeping demand in our local market strong.

Current properties for sale in Taupo

This represents your current competition if you do decide to bring your property to the market. While the ‘manic’ levels of sales we have experienced over the last 12 months have eased slightly, homes are still very much selling in the current market. What we are seeing more recently is that the length of time a property takes to sell has increased in some cases, but this is to be expected and is a typical cycle as we go through the winter months.

You can see there has been a slight decrease in the number of homes for sale over the month, but we’re predicting a good upturn as we move into warmer months as people look to take advantage of the record sales that we have seen over the past twelve months.

It is important to consider how many homes each agency is currently marketing, as this is a good indicator as to the number of vetted buyers they are currently dealing with at any one time.

    What was once a small lakeside community has exploded in popularity over recent years thanks to it’s picturesque location, and significant land development in the area.

    This peaceful lakeside suburb is roughly a seven minute drive from the centre of town. An incredibly popular holiday home destination within strolling distance to beautiful swimming spots and the boat ramp.
